PURPOSE OF LPCA: In 1960 the lot owners formed the Lagoon Point Improvement Club as a non-profit corporation to develop and maintain the common properties. In 2006, the lot owners changed the organization's name to "Lagoon Point Community Association" (LPCA) 

ORGANIZATION: A Board of Directors consisting of six officers (elected annually) President, Vice-President, Secretary, Asst. Secretary, Treasurer, Asst. Treasurer and six Area Representatives (elected biannually) manage the affairs of the corporation.

MEETINGS: There is an annual meeting and picnic held in late August or early September in conjunction with "The Fishing Derby." The election of officers and other business take up a brief time before the picnic and Derby awards. Special meetings may be held if circumstances warrant them. The Board meets monthly, generaly on the first Tuesday of the month, at the Greenbank Clubhouse. The meeting notice is published in the newsletter.

ANNUAL LOT OWNERS FEES:
For 2006-07, regular annual assessments are $120 per lot, covering the period July 1, 2006 through June 30, 2007. Assessment invoices are sent in June to each lot owner in the Plat of Lagoon Point and are payable by July 1.  Owners of property in Divisions 2, 3, and 4 are required to pay an additional waterway fee of $18 per lot plus an administrative fee for each lot owned in
those divisions.

LPCA lot owners whose statements are not paid by the due date will incur a $5.00 late fee. Additional penalties are set out in the by-laws. To be equally fair to all owners, penalties for non-payment of assessments or for late payment are enforced.

BOAT RAMP AND WATERWAY RULES: Boat ramp keys are the property of the club. They may be obtained from the Area-1 Rep. (For rep name and contact info see ‘Contacts’ page of this website.) Only one key will be issued to an owner, even of multiple lots, and a refundable deposit of $5.00 is required. If a key is lost, an additional key will be issued for another refundable $5.00 deposit plus a non-refundable charge of $150. When a property is sold to which a key has been issued, the title company will withhold $150 from the closing settlement until the issued key is returned to LPCA.

All boats moored in the canals must have a clearly displayed identification sticker with the owner’s name, current address and phone number for notification in an emergency, e.g. sinking due to a storm. When using the Rev LPCA page for website.doc, July 22, 2009 parking lots or the boat ramp, a Lagoon Point decal must be visible in/on your vehicle or, when fishing from the community beach or walking the private beach properties of others, carried on your person. Each time you enter or exit the boat ramp parking lot, please relock the chain-gate to discourage unauthorized use of this common property. Please observe the waterway speed limit—NO WAKE!! State regulations require the use of sinking buoy lines for crab pots inside the entrance from Admiralty Inlet. No crab pots may be set in the east or west canals except from owners docks and, in Lot C (the main entrance) pots may not be set where they may endanger boat traffic.

MISCELLANEOUS: Owners must furnish renters a set of LPCA rules and regulations. Island County law requires that all dogs off the owners’ property be on a leash. All county roads at Lagoon Point have a 20 MPH speed limit.
